
One of the most common misconceptions of potential homebuyers is that it is hard to impossible to buy a foreclosed home. In the past, when you spoke of foreclosures, you were speaking of a highly damaged house. Maybe the owners were irate about losing their home, so they proceeded to tear out the kitchen sink or even worse. Of late, that is not the case at all. The inventory of available homes for sale includes a high percentage of foreclosures. Some need no repairs, some need minor things like paint or carpet. Just about all homes need something, whether a foreclosure or not. It's not that difficult! For the past 2 years, almost all of our purchase loans have been to buy foreclosures. And every one of these was a government loan, FHA, VA, USDA. There is no huge downpayment involved, zero on USDA and VA, and 3.5% on FHA. Why do buyers think this? Two very small words...."AS IS". They all put that in the contract, but I have found they are JUST KIDDING!!! Any and all of the repairs, if there are any, have been worked out between the parties involved. Where there is a will, there is a way! With willing sellers and buyers, realtors and lenders, problems can be resolved! Don't rule out your dream home because of bad information!
